Langley's Port Fairy Accommodation Booking Service owner Jamie Langley said he had never seen anything like the demand for accommodation in his ten years in the business.
"Insane is the word for it," he said. "It's been extremely busy, I haven't seen anything like this ever.
"We're usually a sell-out for Easter but this year our portfolio filled very early; basically all sold out by the end of January."
Langley's portfolio of 90 houses have all sold out and Mr Langley said tourism demand for Port Fairy was high.
"Port Fairy has become a tourism destination itself," he said. "We have amazing food here and plenty to do.
"People are now booking six-to-eight weeks ahead of their holiday and our market has shifted to regional Victorians.
"People have said they're too scared to travel interstate in case of another lockdown.
I used to say our season used to be Grand Final weekend to May Races but now it's all year round.

Cathy and Darren Muir have taken over the management of the Comfort Inn Warrnambool and have only one of their 28 rooms available.
"Everything booked up really quick," Mrs Muir said. "I've looked at previous years and we're on par.
"We have one room left Friday night and everything else is booked up."
Mrs Muir and her husband moved to Warrnambool from Canungra in Queensland just over a month ago to take on the management of the Comfort Inn and she said she was excited to welcome people to the city.
"I think the weather has helped bookings and seniors and pensioners have been taking up the free train travel," Mrs Muir said.
"Everyone has been so welcoming and returned guests have said they appreciate what we're doing.
"We're always busy, we haven't slowed down in the past month."
NRMA Warrnambool Riverside Holiday Park is also completely booked out for the Easter holiday period, and has almost booked out its summer holiday period for 2022.
Customer service manager Carmel Pulley said she was still receiving calls on Wednesday for last-minute bookings.
"It's been unreal," she said. "Every cabin to every piece of grass is completely booked and it has been for a while. We've had a few cancellations but people booked online straight away or we've had a cancellation list.
"We've had a lot of bookings from people in Camperdown and Terang and a lot of family groups are booking out multiple cabins to catch up after a year apart.
"We've nearly booked out for January next year; cabin-wise it's completely booked. For the May Races, all the cabins have gone.
"This is the best for Warrnambool and there's so many things on for people to enjoy. It's been lovely welcoming people back."
