The building is set on 3628-square metres and is being auctioned on Friday, March 26.
The site, at 678-688 Raglan Parade, was the long-time home of the city's fire station, which has since re-located to new premises on Mortlake Road.
It has been owned by the Country Fire Authority for approximately 30 years.
Construction began on the new station after about eight years of lobbying for a facility to replace the Raglan Parade station, which was unable to accommodate all of the Warrnambool CFA's resources.
Ray White Warrnambool agent Jason Thwaites said it was a prime location, with between 8000 and 9000 vehicles passing by the site each day.
The site is located in a mixed use zone, which would lend itself to a number of operations including residential, retail, food outlet or office space.
"It's the only corner site on Raglan Parade of its size," Mr Thwaites said.
He said demand for property in Warrnambool was high and inquiries were already flooding in.
"A number of major players within the commercial space are keeping an eye on the city of Warrnambool," he said.
Mr Thwaites said the interested parties had not yet revealed what type of operation they were seeking a site for.
The city's fire brigade moved to its new Mortlake Road station in April 2016.
The former fire station was listed for sale when the new station was complete, only to be taken off the market due to uncertainty about whether Warrnambool's volunteer firefighters may remain at the site.
It was built in 1988 and includes three double-length engine bays, meeting rooms, a workshop and kitchen.
In 2017, the Warrnambool City Council voted to rezone the site for private use.
The property will be auctioned onsite at 11am.
