Brian O'Halloran and Co director Brian Hancock said the five-bedroom house was on the market for between $820,000 to $890,000.
Mr Hancock said the property, on the corner of Darling and Victoria streets, sold in the "higher figures".
"It sold for well above," he said.
Mr Hancock said the house was sitting on 830 square metres and had been in one family for 70 years.
"It's a lovely home," he said.
"Everyone is happy. It sold to Melbourne expats who are coming back."
Mr Hancock said the Warrnambool property market was booming with supply failing to meet demand.
"This house sold in three days," he said.
"I've never seen anything like it in my 40 years.
"We're so short of stock it's not funny."
The property is a two-minute walk to Liebig Street's shopping, restaurants and cafes.
The two-storey Edwardian weatherboard home was renovated 15 years ago to incorporate an upstairs area with an office or sitting room, a large master bedroom with an en suite.
The ground floor has a formal lounge room with a bay window and timber flooring, four bedrooms, a period-style bathroom, large timber kitchen with views over the city.
The house also has a large private undercover patio entertaining space and terraced backyard.
Data from the Real Estate Institute of Victoria showed the median price for a three-bedroom house in the suburb of Warrnambool last year was $390,000, up 14.6 per cent from the year before.
The median price for a two-bedroom property was $315,000 - an annual change of nearly 10 per cent.
