Warrnambool City Council is seeking an amendment to its strategic framework for development at Logans Beach, which could include up to 200 new house lots on ‘lifestyle-sized’ blocks.

The council is seeking to rezone land which is currently marked as rural living. A council report said under the current zone, subdivision lot sizes must be a minimum of 6000 square metres and an average of 10,000 square metres.
“In order to realise the low and medium growth scenarios endorsed by the framework plan, the rural living zone is no longer an appropriate zone for this area, and the land must be rezoned,” the report says. The council will seek permission from the state planning minister. Councillor Mike Neoh said it was an important piece of land with “quite a few land owners involved”. “It’s a structured development of the land and we will get a good result,” he said.
“I’m sure the land owners are quite pleased with the land development opportunities.” Cr David Owen said it would be a highly sought-after location to live.
Cr Sue Cassidy said the land at Logans Beach would attract new residents to the city. “It’s vital to the growth of our city that we have plenty of residential land available,” she said.
Cr Kylie Gaston thanked the planning department for “good, thoughtful planing”.
The Logans Beach coastal area is located to the east and south of the Hopkins River in Warrnambool, with land on either side of Hopkins Point Road. The area consists of land to the south of Hopkins Point Road including public land zoned public park and recreation zone and public conservation and recreation zone.
